Privately-owned property development firm Premcor Estates has submitted a planning application for its 43-acre Mode 18 site at Junction 3 on the M18, near Rossington, Doncaster. The ambitious redevelopment project is expected to create approximately 450 new jobs.
Three years ago, planning permission was granted for the construction of a Link Road, designed to divert industrial traffic away from nearby residential areas. This road is a key element of the proposed scheme.
The development plans include a mix of employment spaces and operational vehicle storage areas, complete with essential infrastructure such as a gatehouse. Additionally, a forthcoming planning application will cover the western section of the new Link Road, proposing roadside facilities like an electric vehicle charging station, a petrol station with a shop, and new restaurant and coffee shop outlets with drive-through lanes.
Ambitious Plans with Secured Occupiers
Rob Lane, Director at Premcor Estates, commented: “We acquired this site off market and have spent the last four years assembling it. Our efforts have also included securing agreements for a new Link Road to redirect commercial traffic from Rossington’s residential areas. This road will greatly benefit local residents and has been a long-standing priority for Doncaster Council.”
Lane added, “We have ambitious plans for the site, and have already secured potential occupiers for the petrol station, EV charging facility, and two drive-through restaurants. Additionally, Yard Storage Solutions will offer self-storage and commercial storage services on the remaining land.”
Significant Job Creation and Economic Impact
Combined, the two planning applications are projected to create over 500 full and part-time jobs. The employment development at the eastern end of the Link Road is expected to generate around 450 jobs, while the commercial and retail outlets at the western end will add a further 87 jobs.
Local Support and Future Development
ID Planning’s Sheffield office has been appointed to manage the planning application for Mode 18. Director Jeremy Williams stated: “We are optimistic about receiving approval, especially given the local support for the Link Road and the overall development plans, which promise significant local benefits. Premcor aims to launch a phased commercial development across several sites in need of regeneration, providing modern industrial and warehouse spaces that will attract inward investment.”
